I knew Duane not well but for many years, as a good landlord. He was proud of the way his low-overhead business practices enabled him to survive for many decades in the volatile Woodland Park real estate market. Once he remarked that his 70th birthday was the first one that "kicked his butt" as he put it. Getting in another sixteen years showed that it hadn't put him out to pasture by any means.
